A Linlithgow family had an extremely lucky escape last weekend after a neighbours flat in New Well Wynd was destroyed by fire.
The male occupant (24), along with two young females aged two and one, had to be rescued by fire crews wearing breathing apparatus.
Emergency services were alerted to the blaze in the early hours of Saturday morning by several 999 calls, and were in attendance for two hours dealing with the fire and salvage of personal belongings.
A spokesman for the Scottish Fire and Rescue Service said: “Our control room received 999 calls at 1.18am informing us that a flat was alight.
“Crews from both Linlithgow and Bo’ness were despatched and found the flat was well alight on their arrival.
“Crews then used breathing apparatus, a hosereel and a main jet to extinguish the fire, which had caused significant damage to the property.”
The four occupants of the main flat on fire had managed to get out prior to the arrival of fire crews, as had another two men from the flat directly underneath.
